WhatsApp for real estate enquiries
Property enquiries arrive at every hour and go cold fastest. Most of what a first message asks — is it available, what does it cost, where exactly is it, when is possession — is the same on every listing, and answering it at 11pm is what decides whether the site visit happens.
What it answers on its own
These are handled in the conversation, without anyone being interrupted, at whatever hour the message arrives.
- Whether a specific unit is still available
- Carpet area, configuration and the price band
- Exact location, and what is around it
- Possession date, or construction stage
- Booking a site visit against real slots
- Whether brokerage applies, and how much
What it asks back, and why
A reply that collects nothing is a reply you have to follow up. Each question below earns its place by changing what happens next.
- Budget range
- Because it decides which inventory is worth showing at all.
- Preferred locality
- Because it a buyer fixed on one sector will not travel for another.
- Ready to move or under construction
- Because it changes the shortlist completely, and rules out half of it.
- End use or investment
- Because it an investor asks about rental yield; a family asks about schools.
- Home loan needed
- Because it brings the finance conversation forward instead of at booking.
Where a person takes over
The handover is configured, not guessed at. These go to your team with the conversation attached, so nobody starts from the beginning.
- Any negotiation on price or payment plan
- Legal, title or documentation questions
- A buyer who is ready to book
What you are left with
Every conversation ends as a record, whether or not it converted.
- Name and number
- Budget band and preferred locality
- Property type and configuration
- Site visit slot, if booked
- The full conversation, so the agent walks in already knowing
Questions
Can it quote a price on a specific unit?
It can give the price band you configure for a listing. Anything beyond that — a negotiated figure, a payment plan, a discount — is handed to your agent, because that is a decision a person makes, not a message.
What happens when two buyers ask about the same unit at once?
Both get answered. There is no queue and no first-come limit, and both conversations are recorded separately against the same listing.
Does it work for rentals as well as sales?
Yes. The questions differ — tenure, furnishing, deposit rather than loan and possession — and those are part of what you configure.
